On the one hand, it can be argued that market forces should determine the availability and affordability of housing. Proponents of this viewpoint contend that allowing the free market to operate without government interference would result in a more efficient allocation of resources, ultimately leading to a greater number of affordable housing options for all income groups. For instance, they argue that if there is a high demand for low-cost housing, developers will be incentivized to build more such units, which can help satisfy this demand and make the market more competitive in terms of pricing.

On the other hand, critics of this approach point out that relying solely on market forces can exacerbate existing social and economic inequalities. For example, in countries where wealth disparities are already significant, a free market approach may result in a disproportionate number of affordable housing options being built in areas frequented by low-income earners, which can further marginalize these communities. Moreover, the lack of government oversight and regulation could lead to substandard housing being constructed at the expense of quality and sustainability, thereby perpetuating cycles of poverty and environmental degradation.
